Facility Condition Assessor

Pay Range: $38.00-$45.00/hour
Job Description:
We are seeking two Facility Condition Assessors to join a dynamic, sustainability-driven initiative. This is an exciting opportunity to be part of a small, agile team evaluating over 35 million square feet of building space—including work on a high-profile project with an educational institution.
As a Facility Condition Assessor, you will conduct on-site inspections across the U.S., assessing equipment condition, identifying deficiencies, and contributing directly to long-term facility planning and energy optimization.
Military experience equivalency may substitute for some requirements.
Key Responsibilities:
- Conduct on-site facility condition assessments using a tablet-based app (iPad/phone) loaded with pre-built templates.
- Walk entire buildings and visually inspect equipment (HVAC, plumbing, electrical, etc.), photograph key assets, and evaluate overall condition.
- Identify serious deficiencies or equipment nearing end-of-life, and provide planning-level cost estimates for repairs or replacements.
- Work in the field approximately 2 weeks/month, followed by 1 week remote organizing reports and data entry (~32 field hours/week).
- Coordinate with facility staff, use construction drawings and documents, and interpret BAS (Building Automation Systems) configurations.
- Use Excel and asset management software to generate final reports.
Required Qualifications:
- Minimum of 5 years of relevant experience in building assessments, facility operations, construction, or energy auditing (degree not required)
- Comfortable accessing rooftops moving for extended periods (8+ hours)
- Able to handle field equipment such as LiDAR scanners or photogrammetry tools
- Willingness to travel frequently, including occasional weekends (all travel expenses covered)
- Proficiency in Microsoft Excel
- Strong ability to read and interpret construction drawings and documents
- Excellent communication skills and the ability to work independently in the field
Preferred Qualifications:
- Degree in Engineering, Architecture, Construction Science, or Environmental Design
- Familiarity with ASTM E2018-01 standards
- Certifications such as PE, CEM, or BOC II (or actively working toward one)
- Experience with asset inventory processes and energy-efficient building systems
